Overview

The Southern Growth Area Zones 2 - 4 have previously been identified through Council's strategic planning to provide potential future infill development opportunities to the south of Wagga Wagga.

Current proposals

There are no current proposals being considered by Council to rezone any land in Zones 2 - 4.

Council has been in discussion with consultants looking to prepare a proposal for land in Zone 3. Council regularly provides guidance and advice on the preparation of future applications. This is part of a standard pre-lodgement process for anyone looking to develop a rezoning proposal.

More information about the stages of rezoning land can be found on Council's website.

Frequently Asked Questions

The pre-lodgement stage of a planning proposal is the important first step of the LEP making process. A proposal’s early alignment with the strategic planning framework can reduce time and cost later in preparing the planning proposal and amending the LEP.

Council requests all proponents to submit a scoping proposal (as per the NSW Dept. Planning Guidelines) prior to lodging a formal Planning Proposal which enables Council to provide informed and clear advice in relation to the proposal before additional expense and time is spent on detailed proposals.

A planning proposal is a document that explains the intended outcome of a proposed amendment to a local environmental plan and sets out the justification for making that amendment.

The preparation of a planning proposal is only the first step in preparing an amendment to Wagga Wagga Local Environmental Plan 2010 (the LEP).

A planning proposal usually seeks to change the current zoning of the land or the LEP provisions to allow a type of development that is currently prohibited. Council needs to carefully consider the suitability of the proposed change including submissions from the public and relevant agencies. After a planning proposal is supported and if the amendment is made, other steps occur such as lodgement of a development application.

Further information regarding planning proposals can be obtained from the Department of Planning, Industry and Environment’s website at www.planning.nsw.gov.au.

The process that a planning proposal follows is outlined on Council's website.
